Development focus

Different homes.
The same care.

Our intended focus spans single-family homes for sale and selected multifamily housing for rental ownership in Hawaiʻi. In both, we aim to bring practical design and sustainable building decisions together.

01 / Single-family homes

Room for
everyday life.

We intend to develop well-designed homes with layouts that make daily life easier: useful living space, sensible storage, and a considered connection to the outdoors.

Local homebuyer needs and resale economics should inform decisions from site selection onward. Size, specification, materials, and pricing must be assessed together, with disciplined attention to the total cost of delivery.

Our green homes approach starts with the building itself: comfortable shade, a response to the local climate, and durable materials. We also intend to evaluate efficient electric systems, renewable energy, and water-conscious design as part of each home’s specification.

  • Understand local buyer demand and the surrounding housing market.
  • Favor practical floor plans and durable, maintainable materials.
  • Evaluate land and construction costs alongside realistic resale potential.
  • Plan sustainable features and the potential LEED certification pathway early.

02 / Multifamily housing

A longer view
of home.

Selected multifamily opportunities may be developed for rental ownership. The aim is housing that serves residents well and can be managed thoughtfully over time.

That requires attention to resident needs, sustainable rental operations, and the ongoing cost of care. Maintenance access, efficient layouts, shared spaces, and local property management belong in the earliest development decisions.

Environmental performance also depends on day-to-day operation. We intend to consider efficient equipment, water use, renewable energy opportunities, and the upkeep of shared spaces alongside the operating budget and long-term replacement needs.

  • Evaluate local rental demand, resident needs, and appropriate unit mix.
  • Consider maintenance, operating expenses, and long-term capital needs.
  • Plan for qualified local management and responsive property care.
  • Evaluate sustainability goals in the context of durable, workable rental operations.
