Concept design

From open field to a place to call home.

An imagined year in Hawaiʻi, told through five concept stages. From open hillside to a contemporary home shaped by its landscape.

24 seconds

Five still views dissolve into one another from the same viewpoint. A green field and rolling hills overlook the distant ocean. The empty hillside gives way to foundations, open structural framing, and an enclosed home with its roof and glazing taking shape. The final view shows warm timber, stone, shaded lanais, rooftop solar, and planting around the completed concept design. The sequence illustrates an imagined progression, not a documented construction process.

A considered beginning.
A lasting place to live.

Good development starts with asking the right questions—about the land, the people who will live there, and what it takes to build responsibly.

Form Lot is a new residential development business with a focus on greener homes in Hawaiʻi. We intend to bring careful site selection, practical design, and qualified local collaboration together, with energy, water, materials, and long-term care considered from the start.

Comfort at home.
Care for the place.

Our ambition is to make sustainable choices part of the home from the beginning: how it meets the sun and breeze, the resources it uses, and how it will be cared for over time.

Climate-responsive design. Renewable energy where feasible. Water-conscious landscapes. Durable materials and thoughtful construction practices. These are priorities we intend to develop with each local project team.

Our goal is to develop LEED-certified homes. We intend to evaluate the appropriate certification pathway with qualified professionals early in each project.
